Superintendent

Pride One Construction had its roots as a Land Developer and Residential/Commercial Construction Builder over 30 years ago. Construction was primarily focused on projects in Northeast Ohio. We quickly became a full service “turnkey” Developer and Commercial Builder!  We are looking to add a Commercial Site Superintendent to our Commercial team in Mansfield/Northeast Ohio! This person would be directly responsible for daily operations of the project and ensure the successful completion of the project according to the parameters of the project contract.

Responsibilities

  • Plans weekly project activities and provides direction to the subcontractors on the work to be performed with coordination from Project Manager.
  • Monitors the project schedule and notifies the Project Manager of status towards completing plan activities.
  • Daily log of subcontractors, weather, and all site activities. Enter daily logs in management software.
  • Conducts onsite walkthroughs on a regular basis with the clients to ensure their understanding of the project and their satisfaction.
  • Coordinates and manages the scheduling of subcontractors’ work and material deliveries.
  • Monitors the quality and progress of all construction work and provides updates to the Project Manager.
  • Identifies and informs the Project Manager the need for change orders as appropriate, based on the project needs or client requests.
  • Conducts ongoing project checks after onsite construction is complete for a period of time
  • Coordinates the final onsite construction activities, such as obtaining Certificates of Occupancy.
  • Participates in project evaluation sessions/post-mortem meetings and uses the information on future projects.

Qualifications

  • The Site Superintendent must demonstrate exceptional leadership and communication skills.
  • Must establish and maintain effective working relationships with other subcontractors, clients, and employees.
  • Demonstrate proficiency in both oral and written communication.
  • Must be very organized and able to explain details and give direction or guidance to others.
  • Must be proficient in basic computer skills such as Word and Excel.
  • Occasional travel may be required but can be negotiated.
  • Must have OSHA 30.

Project Manager

Pride One Construction had its roots as a Land Developer and Residential/Commercial Construction Builder over 30 years ago. Construction was primarily focused on projects in Northeast Ohio. We quickly became a full service “turnkey” developer and Commercial Builder! We are looking to add a Commercial Project Manager to our Commercial team in Medina, OH! This person would be in charge of the direct project activities and ensure the successful completion of the project according to the parameters of the Project Contract.

Responsibilities

  • Maintains accountability for the successful completion of assigned projects.
  • Makes decisions regarding human resources, such as assigning roles on their projects and providing feedback to them on individual performance throughout the construction process.
  • Monitors the progress of the project throughout the construction process, provides financial and schedule reporting to VP of Construction.
  • Coordinates with Project Team and provides recommendations for individuals to fill construction project roles.
  • Creates and edits the contract as per discussions with the Project Team and client.
  • Coordinates with the Estimator to provide subcontractor option to client, when appropriate.
  • Provides direction to the Site Superintendent on weekly activities, based on project schedule.
  • Manages and controls the project schedule and costs and makes modifications as needed.
  • Coordinates with Project Sponsor on a regular basis to discuss project status, schedule and budget; meets every two weeks for small projects and every month for large projects.
  • Conducts weekly OAC Meeting to document project status and action items, assigning responsibility to each task required to complete project.
  • Attends regular walk-through meetings, to assess project status and quality.
  • With input from the Site Superintendent, client or Project Team, identifies schedule and cost variances, completes Change Order documentation and obtains client approval for changes to the project schedule or costs prior to beginning the new work.
  • Coordinates with the Project Accountant to ensure effective communication and documentation flow about the project, including project status, subcontractor information and financial information.
  • Reports with overall Project Pulse i.e.; status of any pertinent information impacting the Project.
  • Oversees the compilation of the master construction paperwork file, including the signed contract, change orders and turnover documentation.
  • Coordinates the post-project review activities, including evaluations and financial reviews.

Qualifications

  • Must have a 4-year degree in Construction Management preferred and/or minimum 5 years’ experience in Construction Management or related experience.
  • Must demonstrate exceptional leadership and communication skills.
  • Must establish and maintain effective working relationships with other employees; demonstrate proficiency in both oral and written communication.
  • Must be very organized and able to explain details and give direction or guidance to others.
  • Must be proficient in basic computer skills such as Word and Excel.
  • Must be able to travel up to 6 overnight stays per month
  • Must have OSHA 30

Project Accountant

Summary: Collect and process all invoicing and billing adhering to proper SOPs for AIA Draw assembly and execution. The project accountant coordinates with all subcontractors, project manager and site superintendents, combining efforts with the Accounting department to ensure work is completed within expected time frames.

Essential Duties and Responsibilities:

  • Processing all project-related invoices.
  • Obtaining and uploading contract documents to the accounting system.
  • Preparation and submission of monthly AIA and draw documentation.
  • Collecting and reviewing signed subcontractor lien waivers and other project documentation.
  • Processing weekly check runs.
  • Collecting and tracking vendor insurance documents for compliance.
  • Completing monthly job cost entries as needed.
  • Monthly tracking and review of job costs.
  • Completing final project close out once construction is complete.
  • Participation in monthly project pulse meetings.
  • Maintains open communication with those directly involved in the project.
  • Work closely and productively with all departments to ensure success.
  • All other responsibilities as assigned.

Competencies:

  • Minimum 5 years full cycle accounting experience.
  • Bachelor’s degree in Accounting or Finance, or equivalent combination of education and experience.
  • Construction experience preferred.
  • Strong attention to detail.
  • Ability to convey the importance of documentation clearly and quickly to all internal and external parties and handle it professionally.
  • Easily able to work under pressure on multiple projects to meet timelines.
  • Possesses excellent analytical and problem-solving abilities.
  • Understanding all SOPs and demands, able to execute with quality and efficiency, using all available resources.
  • Moderate to above average computer software skills. Proficient in Excel and Word with continued learning in new software systems as needed.
Entry-level Commercial Project Engineer

Pride One Construction had its roots as a Land Developer and Residential/Commercial Construction Builder over 30 years ago. Construction was primarily focused on projects in Northeast Ohio. We quickly became a full service “turnkey” developer and Commercial Builder! We are looking to add an Entry-level Commercial Project Engineer to our Commercial team in Medina, OH! This person would assist the Commercial Construction Department Project Managers and Vice President with all phases of commercial projects.

Responsibilities

  • Receive, review for compliance, and process Submittals
  • Receive, review, and write Request for Information (RFI)
  • Manage and distribute Project Drawings (Bulletin Updates, etc.)
  • Attend construction meetings, i.e., Owner, Architect, Contractor (OAC), Subcontractor coordination, etc.
  • Record, write, and distribute meeting minutes
  • Perform or assist Site Superintendent with Safety Orientations, Training, and Tracking
  • Assist Project Manager and/or Site Superintendent, support with daily construction activities, including drawing coordination, sub coordination, site walks, and quality control. Understand means & methods of construction activities.
  • Compile, track and assist the Site Superintendent and Project Manager in the Punch List process
  • Compile Turnover Documentation
  • Assist in development of Subcontractor Scope of Works
  • Participate in subcontractor / supplier buyout
  • Assist in project cost management per the direction of the Project Manager
  • Assist with Owner/Subcontractor Change Orders per direction of Project Manager
  • Participate in Monthly Project Pulse (MPP)
  • Participate in subcontractor / supplier invoice approval
  • Spend time in the field observing trades – ask questions!

Qualifications

  • The Project Engineer must demonstrate exceptional leadership and communication skills.
  • Must establish and maintain effective working relationships with other subcontractors, clients, and employees.
  • Demonstrate proficiency in both oral and written communication.
  • Must be very organized and able to explain details and give direction or guidance to others.
  • Must be proficient in basic computer skills such as Word and Excel.
  • Must be able to travel up to 10 days, per month.
  • Must have OSHA 10.
