Superintendent

About the job

Summary: Coordinate all construction activities with subcontractors; ensuring work is completed within quality and timeframe expectations.
Essential Duties and Responsibilities:

  • Plans weekly project activities and provides direction to the subcontractors on the work to be performed with direction from Project Manager.
  • Monitors the project schedule and notifies the Project Manager of status towards completing plan activities.
  • Conducts onsite walkthroughs on a regular basis with the clients to ensure their understanding of the project and their satisfaction.
  • Conducts weekly safety and planning meetings with subcontractors.
  • Coordinates and manages the scheduling of subcontractor work.
  • Monitors the quality and progress of all construction work and provides updates to the Project Manager.
  • Identifies and informs the Project Manager of the need for change orders as appropriate, based on the project needs or client requests.
  • Coordinates the final onsite construction activities, such as obtaining Certificates of Occupancy and creating and managing the completion of the Punch List.
  • Manages the completion of the Punch List.
  • Conducts ongoing project checks after onsite construction is complete for a period of time, as directed by the Project Manager; coordinate with the Project Manager if further attention is needed.
  • Participates in project evaluation sessions and uses the information on future projects.
  • Compiles paperwork for the above responsibilities and provides it to the Project Manager.

All other responsibilities as assigned.

Supervisor Responsibilities:

  • Oversees all subcontract work.
  • Oversees and trains Assistant Site Supervisor.

  • Communication: Ability to inform orally and in writing, can understand clearly and quickly when given instruction.
  • Peer Relationships: Can quickly find common ground and solve problems for the good of all.
  • Organizing: Can orchestrate multiple activities at once to accomplish a goal.

Qualifications:

Education and/or experience: 4 year degree in construction management preferred and/or minimum 5 years’ experience in construction management or related experience.

Computer Skills:

  • Average computer software skills. Proficient in Excel and Word.
  • Ability to navigate various construction software, designed for field use.

Reports To: V.P. of Construction
FLSA Status: Exempt

Summary: Direct project activities and ensure the successful completion of the project according to the parameters by the Project Contract
Essential Duties and Responsibilities:

  • Maintains accountability for the successful completion of assigned projects.
  • Makes decisions regarding human resources, such as assigning roles on their projects and providing feedback to them on individual performance throughout the construction process.
  • Monitors the progress of the project throughout the construction process, provides financial and schedule reporting to VP of Construction.
  • Coordinates and oversees Value Engineering activities with the Project Team.
  • Coordinates with Project Team and provides recommendations for individuals to fill construction project roles.
  • Creates and edits the contract as per discussions with the Project Team and client.
  • Participates in discussions led by the V.P. with the client about contract terms.
  • Reviews and obtains agreement on the project schedule with the client.
  • Coordinates with the Estimator to provide subcontractor option to client, when appropriate.
  • Provides direction to the Onsite Superintendent Manager on weekly activities, based on project schedule.
  • Manages and controls the project schedule and costs and makes modifications as needed.
  • Coordinates with Project Sponsor on a regular basis to discuss project status, schedule and budget; meets every two weeks for small projects and every month for large projects.
  • Attends regular walk through meetings, led by the Superintendent, to assess project status and quality.
  • With input from the Onsite Superintendent, client or Project Team, identifies schedule and cost variances, completes Change Order documentation and obtains client approval for changes to the project schedule or costs prior to beginning the new work.
  • Coordinates with the Accountant to ensure effective communication and documentation flow about the project, including project status, subcontractor information and financial information.
  • Responsible for compiling paperwork throughout the project, including contracts, change orders, and other relevant documents.
  • Reports on a not less than Monthly basis to VP of Construction with overall Project pulse i.e.; status of financials, schedule, Client update, Subcontractor evaluation, Project Superintendent, Project Engineer and any pertinent information impacting the Project
  • Oversees the compilation of the master construction paperwork file, including the signed contract, change orders and warranty folder.
  • Provides client with warranty binder and other supporting documentation.
  • Coordinates the post-project review activities, including evaluations and financial reviews.
  • All other responsibilities as assigned.

Talking and hearing are very important to this job. Position requires lifting 1/3 of the time up to 25 pounds.

Visual Demands: This position requires close vision and distance vision with the ability to identify and distinguish colors. Depth perception, peripheral vision and the ability to focus are also important to this position.

Project Accountant

Summary: Collect and process all invoicing and billing adhering to proper SOPs for AIA Draw assembly and execution. The project accountant coordinates with all subcontractors, project manager and site superintendents, combining efforts with the Accounting department to ensure work is completed within expected time frames.

Essential Duties and Responsibilities:

  • Processing all project-related invoices.
  • Obtaining and uploading contract documents to the accounting system.
  • Preparation and submission of monthly AIA and draw documentation.
  • Collecting and reviewing signed subcontractor lien waivers and other project documentation.
  • Processing weekly check runs.
  • Collecting and tracking vendor insurance documents for compliance.
  • Completing monthly job cost entries as needed.
  • Monthly tracking and review of job costs.
  • Completing final project close out once construction is complete.
  • Participation in monthly project pulse meetings.
  • Maintains open communication with those directly involved in the project.
  • Work closely and productively with all departments to ensure success.
  • All other responsibilities as assigned.

Competencies:

  • Minimum 5 years full cycle accounting experience.
  • Bachelor’s degree in Accounting or Finance, or equivalent combination of education and experience.
  • Construction experience preferred.
  • Strong attention to detail.
  • Ability to convey the importance of documentation clearly and quickly to all internal and external parties and handle it professionally.
  • Easily able to work under pressure on multiple projects to meet timelines.
  • Possesses excellent analytical and problem-solving abilities.
  • Understanding all SOPs and demands, able to execute with quality and efficiency, using all available resources.
  • Moderate to above average computer software skills. Proficient in Excel and Word with continued learning in new software systems as needed.
